F.M. Woods Waterworks

Originally designed as a municipal pump-house and maintenance building, the F.M. Woods Waterworks has been reimagined as a vibrant contemporary administrative hub for City of Guelph operations and administrative staff. Completed in 2021, the result is an open, light office space that allows City staff to work in an environment rich in history.
Facing challenges of heritage preservation and modernization, the team skillfully restored the space’s grandeur while integrating advanced technology and sustainability features. Their approach balanced heritage conservation with contemporary needs, achieving a seamless blend of history and functionality. Through a collaborative studio model, they ensured design excellence while fostering creative discourse throughout the project. Success stemmed from meticulous attention to detail, including removing 1970s additions and comprehensive upgrades meeting modern building codes. For example, a second-floor level added in the 1970’s was demolished to create an inclusive studio-like workplace that features cathedral ceilings, exposed wood trusses, interior stone masonry and original gantry equipment. BSN architects’ work highlights the power of thoughtful design and interdisciplinary collaboration in revitalizing architectural heritage for contemporary use.
